    Our Montreal client is looking for a hands-on Building Manager who enjoys being on-site, takes pride in maintaining clean and well-run property, and is comfortable handling minor repairs and day-to-day operational tasks. This role will assist with building operations, respond to resident requests, coordinate maintenance, and help ensure the property is consistently well presented. Your primary focus is on the physical operation of the building and resident support. The ideal candidate has acquired skills in the following areas: general maintenance and repair, administration, and customer service. The Building Manager requires the skills and abilities required to interact with tenants, contractors, owners, and the property management team in a professional manner.

    Key Responsibilities:

    • Coordinate resident move-ins as vacant suites lease, including scheduling inspections, documentation, and welcoming new residents
    • Track and report building deficiencies and warranty items, following up with contractors to ensure timely resolution
    • Where cleaning is not the Building Manager responsibility, overseeing cleaning contractors to ensure common areas are consistently maintained to a high standard of cleanliness and presentation
    • Ensure vacant suites are viewing- and move-in-ready, coordinating cleaners and trades as needed
    • As required, complete routine maintenance tasks such as touch-up painting, clearing minor plumbing issues, and changing locks
    • Manage maintenance requests and track work orders through to completion
    • Address resident questions, concerns, and service requests in a professional and timely manner
    • Arrange and coordinate contractors or vendors for repairs requiring specialized work
    • Maintain accurate records related to rent payments, parking assignments, and tenancy documentation
    • Assist the leasing agent as needed, such as providing building access for showings or answering resident inquiries
    • Ensure day-to-day practices align with the Residential Tenancy Act of British Columbia
    • Provide excellent customer service to our tenants
    • Remain available for urgent building matters or scheduled appointments outside regular hours

    Qualifications:

    • Minimum 1 year of experience as a Building Manager or in a similar role
    • Demonstrated ability to manage tenant move ins and leasing activity
    • Experience coordinating and tracking contractor work including deficiencies or warranty items is an asset
    • Strong ability to manage tenant relations and resolve issues professionally in a fast-paced environment
    • Practical maintenance skills including minor plumbing, painting, and general repairs
    • Ability to maintain building cleanliness and oversee overall presentation
    • Strong organizational and time management abilities with the ability to manage competing priorities
    • Clear communication and customer service skills
    • Basic computer proficiency including Microsoft Office
    • Valid driver’s license and reliable personal vehicle required
    • Successful completion of a criminal record check satisfactory to the employer is required

  • Property Administrator

    Our client is looking for a Property Administrator to work within their Montreal portfolio.

    Responsibilities:

    • Processing of tenant Applications
    • Providing administrative support to the Property Managers, including various memos and letters to site managers/tenants
    • Creating work orders in property management software for maintenance to various buildings and suites/follow up with suppliers and Property Managers
    • Assist in the organization of seminars and training sessions for site staff
    • Updating of the management system with pertinent information on tenant accounts
    • Providing updated daily vacancy reports and monthly turnover reports
    • Providing updated delinquency reports
    • Tenant relations
    • Entering of invoices for created work orders for payment Qualifications:
    • Self-motivated, professional, and flexible; able to work both independently and as part of a team
    • Autonomous, able to act with a minimum of direction to prevent and resolve situations that may arise
    • Excellent sales/customer service skills (internal and external)
    • Excellent verbal and written communication skills, strong computer skills, knowledge of web/internet technologies, and MS Office suite
    • Excellent time management skills to simultaneously handle and prioritize multiple projects, tasks, and requests
    • Strong sense of confidentiality, tact, and diplomacy
    • Experience with Residential administration would be an asset
